Exterior House Painting in Rancho Del Lago – Vail, AZ

This exterior painting project was originally priced four different ways to give the homeowner options that fit his budget. He selected the Sherwin-Williams A-100 option without power washing or preparation work. However, we understand how difficult it can be to balance price and quality when comparing estimates from different painting contractors.

One of the biggest misconceptions in exterior painting is that eliminating preparation steps will not affect the final result. Arizona’s intense sun and extreme weather are already hard on exterior coatings, and skipping important preparation can increase the possibility of premature peeling, cracking, or coating failure.

Whenever it is within our capabilities, we work with our clients to upgrade the scope and include additional preparation that will help protect their investment. On this project, we were able to provide the homeowner with greater protection and peace of mind. We protected the patio floors, windows, doors, and surrounding surfaces before beginning. The exterior was power washed, loose and failing paint was scraped away, and openings around the eaves were caulked to help keep out moisture and unwanted pests.

Exposed wood was treated with Sherwin-Williams ProBlock Premium Primer, while the stucco was sealed with Loxon Masonry Primer to promote adhesion and create a more stable foundation. Sherwin-Williams A-100 exterior paint was then applied, with rollers used where needed to work the coating into small cracks and textured surfaces for more consistent coverage. We even refinished the metal mailbox to complement the freshly painted home.

Our goal is not simply to change the color of a house. We take the appropriate measures whenever possible to maximize the longevity of the home, reduce the risk of early coating failure, and give every client a finished product they can feel confident about.
