Every joint, seam, and gap was then professionally caulked to help prevent moisture intrusion, reduce air infiltration, and keep insects and other pests from entering vulnerable areas of the home’s exterior. Before spraying, we hand-brushed two full coats of paint into all difficult-to-reach areas, including behind the fascia boards and other detailed trim, ensuring complete coverage where spray equipment alone cannot properly reach. Rancho Camino Palo Verde
This Rancho Camino Palo Verde home received an extensive exterior restoration designed to provide long-term protection against Tucson’s intense sun, wind and seasonal rain.
We began by thoroughly power washing the exterior to remove dirt, chalking and loose surface contaminants. Areas with heavy caulking buildup from previous repairs were broken out and properly retextured for a cleaner, more uniform appearance. Stucco cracks were reinforced with mesh cloth, while separations between the stucco and metal roof flashing were repaired using a flexible elastomeric patching compound blended with texture.
The home’s parapets received a protective coat of elastomeric roof coating to help seal vulnerable areas against moisture intrusion. Solar panels and surrounding surfaces were carefully covered to protect them from overspray throughout the coating process.
Sherwin-Williams Loxon® Sealer was then applied throughout the exterior to seal the porous stucco and create a consistent foundation for the finish coats. The home was completed with two coats of Sherwin-Williams Emerald® Rain Refresh™ in a satin sheen, providing lasting color, excellent weather resistance and self-cleaning technology that helps keep the exterior looking fresh.
We originally painted this home in 2019 for the same client. Returning years later gave us the opportunity to inspect a stucco repair completed during that original project. The repair remained intact, demonstrating how proper preparation, flexible materials, and careful attention to detail contribute to a longer-lasting exterior finish.
